South Florida's Climate Is Hard on Gate Operators
Unlike most of the country, South Florida doesn't have traditional seasons — but it does have a dry season (November–April) and a wet season (May–October). Each creates unique stress on your gate operator system. Here's a maintenance schedule tailored to our climate.
Dry Season Checklist (November – April)
Lubrication Dry conditions accelerate wear on moving parts. Apply a silicone-based lubricant to:
- Drive chain or belt
- Hinge pins and pivot points
- Limit switch cams
- Rack gear teeth (for slide gates)
Avoid WD-40 on gate systems — it's a solvent, not a long-term lubricant.
Check Fasteners Vibration from daily operation loosens bolts. Inspect and tighten all mounting hardware, motor brackets, and arm connections.
Test Safety Features
- Test the auto-reverse function by placing a 2x4 in the gate's path
- Verify safety edge sensors activate correctly
- Confirm the emergency release works smoothly
Wet Season Checklist (May – October)
Waterproofing & Corrosion Check Florida's humidity and salt air are corrosive. Each spring:
- Inspect the motor housing for rust or moisture intrusion
- Reseal any conduit entry points with weatherproof sealant
- Apply corrosion inhibitor to exposed metal components
- Check and clean the battery terminals (for battery backup systems)
Drainage Make sure the area around your gate operator has proper drainage. Standing water can wick into the motor housing and destroy circuit boards.
Lightning Protection Florida has the highest lightning strike rate in the U.S. Verify that your surge protector on the control board is functioning. We recommend replacing surge protectors every 3–5 years even if they haven't been hit.
Year-Round Tips
- Clean photo eyes monthly — Florida's pollen, dust, and insects frequently obstruct sensor beams
- Trim vegetation around the gate path — overgrown plants can trigger false obstruction reversals
- Listen for new noises — any grinding, clicking, or squealing warrants a service call
- Review access logs (if your system has them) for unusual patterns that could indicate a security issue
