Florida ADA Door Compliance: What Every Business Owner Must Know in 2026

Florida leads the nation in ADA lawsuits. Here's what your commercial door system must comply with — and the penalties for getting it wrong.

Why Florida Businesses Face Higher ADA Risk

Florida consistently ranks in the top three states for ADA-related lawsuits, largely due to its large population of seniors and people with disabilities, combined with a high volume of commercial properties. If your facility has automatic doors or gate entry systems, understanding current requirements isn't optional — it's critical.

Key ADA Door Requirements for Commercial Properties

Opening Force Interior doors must require no more than 5 lbf (pounds of force) to operate. Exterior doors have slightly higher allowances, but automatic operators eliminate this concern entirely.

Door Width Accessible doors must have a minimum clear opening of 32 inches, with 36 inches recommended for ease of use.

Threshold Height Thresholds cannot exceed ½ inch in height. Beveled thresholds up to ¾ inch are allowed.

Maneuvering Clearance There must be adequate floor space on both sides of the door for a wheelchair user to approach and operate the door without obstruction.

Operating Hardware Door hardware must be operable with one hand and must not require tight grasping, pinching, or twisting. Lever handles, push plates, and automatic operators all satisfy this requirement.

ADA Push Plate Height Activation devices (push plates, wireless buttons) must be mounted between 15 and 48 inches above the floor.

Florida Building Code Additions

Beyond federal ADA requirements, Florida's accessibility code (based on the Florida Building Code, Chapter 11) adds some stricter provisions. When in doubt, the more restrictive standard applies.

Penalties for Non-Compliance

First-time violations can result in civil penalties up to $75,000, with repeat violations reaching $150,000. Attorney's fees in ADA lawsuits are typically awarded to plaintiffs, making even a single lawsuit extremely costly.
